What happens

How long, and what it costs.
Every project sets its fee structure at discovery, once we understand scope, complexity, and what your building needs to do. Until then we won't quote a number — a restaurant on Main Street and a 40,000-square-foot credit union branch are different animals, and honest numbers deserve an honest look at the work.
Timelines vary the same way: by project type, size, and permitting. A tenant finish moves faster than ground-up construction, and jurisdictions set their own review clocks. What doesn't vary is the first step — discovery gives you a realistic schedule and a fee proposal before design begins.
