  • Material palette studies — color, texture, durability, and brand alignment
  • Iteration cycles with structured feedback at each milestone

Phase 03

Interior Design

Architecture and interiors under one roof — so the brand story carries through every finish, fixture, and furniture piece.

What happens

  • Space planning: flow, adjacencies, and code-compliant layouts
  • Finish selection: flooring, wall surfaces, ceilings, lighting design
  • Furniture, fixtures, and equipment (FF&E) specification
  • Branding elements: signage, environmental graphics, custom features

Phase 04

Construction Documents

We produce detailed drawings and specifications that contractors can build from accurately — and that sail through permitting.

What happens

  • Fully coordinated drawing sets across architecture, structural, MEP, and civil
  • Material and performance specifications — clear, buildable, code-compliant
  • Permitting and jurisdiction coordination across Utah municipalities
  • Bidding support: clarifications, alternates, and contractor Q&A

Phase 05

Construction Administration

We stay on the job through construction — protecting design intent and quality all the way to the final walkthrough.

What happens

  • Regular site visits and observation reports
  • RFI responses and submittal review
  • Change order evaluation and budget control
  • Punch list, closeout, and final quality control
